Orlando Market Update: Buyers and Sellers Have Everything to Gain!

The current Orlando market is doing very well – we’re coming off of an inventory spike that went from 4.5 months to 5.5 months. The process is moving along smoothly and at the same time, interest rates are very low. This makes the current market great for both buying and selling!

If you didn't know already interest rates are at an all-time low. For sellers, this means that more buyers will be able to afford your home and your monthly payment will be smaller for when you purchase your next home. Also, buying an investment home will bring you a greater return as opposed to holding your money in a bank account. In terms of selling the home in the future, your low interest mortgage will allow you to sell the home for more money.

If you have any questions about buying, selling or investing in real estate, don’t hesitate to give me a call. Thanks and have a great day!

9.    This house may have had renovation written all over it, but the kitchen was next to perfect! After a few minor changes, the kitchen was perfect!

8.    This kitchen featured tile countertops which led the owners to scrap the countertops and the walls! They then added custom cabinets and countertops and threw a party to commemorate them.

7.    1 ugly kitchen + 2 homeowners ready for a change – 1 one wall = 1 cool kitchen!

6.    This kitchen wasn’t a nightmare, but the owner couldn’t live with its outdated styling. After some renovation magic, they created an open, airy and awesome kitchen!

5.    When a kitchen feels cramped and outdated, there is only one solution: demolition! Six weeks
later, the kitchen is styling!

4.    A completely wallpapered kitchen (even the went hood featured wallpaper) was not what these homeowners had in mind! However, a vision and $500,000 made for a much improved kitchen!

3.    This snow white kitchen wasn’t winning any style points with the homeowners, but mix in some greys, browns and stainless steel and you get a perfect 10!

2.    Get these tile counters out of our sight! Add some stainless steel appliances and much needed light and the kitchen instantly feels brighter and newer!

1.    The best renovation is... This specious galley kitchen was in the middle of a larger room and was just plain weird. Good thing the owner is also a contractor! They blew the whole thing open and created a blend of modern and beach styles, which is perfect for parties!

Top 10 Roadblocks to Watch for in Your Next Renovation Project!

These ten roadblocks almost derailed these homeowner’s renovation dreams on House Hunters: Renovation.

10. Measure twice, build once! These homeowners added 6 inches to their wall after sending measurements for custom cabinets.

9. Look out for wood paneling. This stuff does not come off easy!

8. Hire a pro to do your wallpaper!

7. Make sure your oven hood actually vents! For these homeowners, the oven was venting into the wall causing them to completely gut the wall.

6. Mold. Nothing derails a renovation project like mold; you will end up gutting the room and eventually your wallet!

5. Be careful of what is under your carpet! These homeowners found a surprise patch of parquet flooring when tearing out their carpet and takes even more time to rip out.

4. You! You can be one of the biggest roadblocks in your project. We know this can be an extremely stressful project, but try and keep it together!

3. Be careful picking your designer. This couple found themselves with a designer picking his own colors to paint their house!

2. If choosing a quartz surface, measure your countertop thoroughly! Quartz is cut from slabs and is useless if cut too small.

1. Beware of stone! These renovators received 55 out of 80 pieces of tile chipped and when they received more, they didn’t like it.

Thankfully, these roadblocks didn’t stop these renovators from completing their project; but they can be a headache! Keep this in mind when starting your home renovation project.

The average days on market is just 60 days. It’s an incredible time buy and sell. Although interest rates have increased slightly to 4.66 percent, this is still a phenomenal rate. If you can remember in 2008 rates were as high as 6.08 percent.

Orlando Area Real Estate Market Update – Summer 2012

Watch My Video On Your Mobile Device >>

We have seen some interesting things happen in our real estate market lately – both locally and nationally. With inventory slowly dwindling down, after months and months of a buyer-centric property market we are finally seeing a strong opportunity for people on both sides of the fence.

Sellers Enjoying Control in the Marketplace
Aside from decreased inventory, sellers are enjoying plenty of attention with several buyers often vying for their properties resulting in multiple offers. This means sellers are able to sell their homes faster than we have seen in a while, they are getting top dollar for their homes and they no longer need to pull out all stops in terms of seller concessions in order to be successful. Fewer competing homes on the market also makes for smoother transactions and easier to deal with buyers.

Buyers Have Low Interest Rates and Low Prices to Fall Back On
Though buyers have been in control for much of the past several years, things are changing. One thing that has not changed for a while, record setting interest rates are still available for buyers. When combined with the low home prices of properties in our area today, the marketplace is an ideal one for first-time buyers, people looking to trade up into something better or investors. Despite the competition of other buyers out there, this is a phenomenal time to buy!

~
The numbers speak for themselves. This time last year, there were 10,969 homes on the market while today there are 8,243 available homes on the market. Track back to 2009 and the number of available homes seems staggeringly high at over 22,000! More than half fewer homes points to a fast stabilizing market where we can finally expect to see increasing values. Our average Days On Market has slowly but steadily moved down to 85 DOM as of May 2012.

If you want to get in on all the action and either buy, sell or invest in a property – call me today. The opportunity is phenomenal and it remains a fantastic time for buyers and sellers alike because of home values stabilizing and interest rates remaining so low. We look forward to making your real estate goals a success!
